Our Story

KayaPod is a simple idea with a clear purpose: create safe, durable, weatherproof housing that can be placed almost anywhere.

Each unit is a fully moulded polymer pod with a strong internal support structure that keeps it standing in tough conditions. The pod is built for long term use, but it stays lightweight enough to move when needed.

The pod replaces unsafe informal structures with something better. It gives people a dry place to sleep, a clean place to store belongings, and a secure door that locks.

Fire Safety Features

  • Early Detection: Smoke detector near the roof apex for fast alerts to occupants and nearby dwellings.
  • Immediate Suppression: Fire extinguisher and fire blanket accessible from the sleeping area.
  • Safe Egress: Steel door with thumb-turn lock for keyless exit under stress.
  • Structural Behaviour: Steel components and stable door frame keep the escape route clear.
  • Smoke & Heat Management: Stepped roof with apex vent directs smoke upward toward the detector.
  • Reduced Combustible Load: No timber framing, fabric linings, or carpets; smooth polymer surfaces reduce ignition points.
  • Electrical Risk Management: Internal DB with isolator, MCB, and RCD; low-load electrical design with caravan-type inlet.

Unit Types

KayaPod Solo (Sleep Pod)

Single private room for sleeping and personal space. Intended for 1 adult.

KayaPod Duo (Sleep + Kitchen)

Sleeping pod with compact kitchen pod. Intended for 1–2 adults.

Structure & Shell

  • Rotomoulded polymer shell, single seamless unit.
  • UV-stabilised, washable internal and external surfaces.
  • Fully enclosed with a raised, stepped roof for ventilation and heat escape.

Simple Setup

Choose a clear, level spot on your property. The pod is delivered in one piece and placed gently on the ground. No anchoring is required, though external weights can be used in windy or unstable areas.

Easy Management

Select the tenant and ensure they understand the pod rules. All rent is paid through the KayaX platform. You don't handle cash or direct collections.

Regular Monitoring

Check the pod occasionally. Report damage, ensure safe use, and keep the space accessible for inspection.

Support When Needed

If the tenant stops paying, notify KayaX. The unit can be reassigned to a new tenant. The relationship is simple: provide space, ensure rules are followed, and rely on KayaX for payments and support.

Move-In Ready

Move into a pod that's already set up with a bed frame, shelving, lighting, and a safe electrical point. Scan the QR code on the door frame or use the Pay@ number to pay rent each month.

Safe Living

Keep the pod clean, use appliances safely, and keep airflow vents open. Report sparks, unusual smells, or any electrical issues immediately.

Your Space

Bring your own furniture, provided nothing damages the pod or blocks ventilation. No drilling or cutting is allowed. If you plan to move out, clean the pod, remove your belongings, and notify the landlord or KayaX.

Do Not

  • Drill, cut, or modify the shell.
  • Use open flames.
  • Block ventilation channels.
  • Pay rent outside the platform.
  • Attempt repairs yourself.

Essential Rules

No drilling into the pod

The shell and internal structure are designed to work together. Drilling weakens them.

No open flames

The pod is safer than informal structures, but open flames introduce unnecessary risk.

Keep ventilation open

The airflow system prevents damp and mould. Blocking it ruins the interior environment.

Use only rated appliances

The electrical point is safe when used correctly. Overloading it can cause heat or sparks.

All rent must go through KayaX

This keeps the records clean, protects both parties, and prevents disputes.
